Neighborhood value rates at NeighborhoodScout are based on the median values of homes reported by respondents to the US Bureau of Census, which means the median value of a single-family home in a neighborhood with a median household income of $100,000 or less. The resulting rate of neighborhood appreciation is the difference between the average mean value of the apartment in the neighborhood and the market value at the time of the survey (see below). It also shows that 10% are higher in neighborhoods with more than 1,500 apartments than in neighborhoods with fewer than 500 apartments.
